Kansas City, MO — Sallee Development, a leading real estate developer in the Kansas City metropolitan area, announced the successful sale of its Oak Woods build-to-rent (BTR) townhome community in Spring Hill, Kansas, to Wrightwell. Located east of Highway 169, Oak Woods is a 192-unit townhome community offering 2-, 3-, and 4-bedroom floor plan options within the highly regarded Spring Hill School District.

The community features predominately slab-on-grade construction with select basement options, attached garages, maintenance-provided living, and a pet-friendly environment designed to meet the needs of today's renters seeking quality suburban housing.

"Oak Woods represents the type of well-designed, high-performing community that aligns with our long-term development strategy," said Tyler Sallee, President and CEO of Sallee Development. "This sale shows the strength of our product, the market demand in Kansas City, and the incredible efforts of our entire team."

Wrightwell is a real estate investment and operating firm based in Atlanta, Georgia. This acquisition marks Wrightwell's first major transaction of 2026 and underscores the company's continued national expansion. In 2025, Wrightwell executed a series of strategic acquisitions across the Southeast and Midwest.

"Oak Woods is a strong addition to our growing portfolio of best-in-class build-to-rent communities," said Anthony DePalma, Co-Founder and CEO of Wrightwell. "The Kansas City metro continues to demonstrate strong demographic and economic fundamentals, and Oak Woods checks all the boxes in terms of design quality, location, and long-term performance potential."

"We've been actively seeking the right opportunities to enter the Midwest market, and Oak Woods is exactly the type of asset we were targeting," added Alex Kahn, Co-Founder and COO of Wrightwell. "Spring Hill's growth, strong schools, and proximity to major transportation corridors make this an ideal market for our continued expansion."

The sale of Oak Woods underscores the strength of Kansas City's build-to-rent sector and highlights the growing interest from national investors in professionally managed, suburban multifamily communities across the region.
